How WDP sets the standard for sustainable warehousing: BREEAM, EDGE Advanced & WELL Certifications
At WDP, we believe the future of logistics real estate is not only green and smart, but also people-centric. With more than 7.5 million m² of warehouse space across Belgium, the Netherlands, Romania, Germany, France, and Luxembourg, we’re committed to building and managing spaces that raise the bar for sustainability, efficiency, and well-being.
Why Sustainability (and Well-Being) matter in warehousing
The logistics sector is evolving fast. Today’s clients, regulators, and communities expect more — especially when it comes to sustainability and the well-being of people working in logistics. That’s why WDP puts certified sustainability and well-being at the heart of its operations, ensuring our warehouses are high-performing, future-proof, and built for people.
What are BREEAM, EDGE Advanced, and WELL?
BREEAM (Building Research Establishment Environmental Assessment Method)
Europe’s leading standard for sustainable building, focusing on energy use, water management, materials, ecological value, and user comfort. WDP targets BREEAM Excellent (or higher) for new projects in Belgium and the Netherlands.
EDGE Advanced (Excellence in Design for Greater Efficiencies)
A global certification from the International Finance Corporation (IFC), EDGE Advanced measures real, quantifiable resource efficiency — energy, water, and materials. WDP’s new developments in Romania aim for EDGE Advanced, targeting at least 40% energy savings.
WELL Building Standard
The WELL standard is all about people — measuring how buildings support health, well-being, and productivity. WELL-certified warehouses prioritize air and water quality, daylight, thermal comfort, movement, and mental well-being.
WDP’s approach: Warehouses with Brains — and a heart
We’re committed to achieving at least BREEAM Excellent certification for all new developments in Belgium and the Netherlands. In Romania, we go for EDGE Advanced, targeting at least 40% energy savings compared to the local baseline.
How do we do it?
- Smart energy optimization: solar panels, geothermal systems, and advanced insulation.
- Water-saving solutions: rainwater harvesting and efficient fixtures.
- Responsible materials: recycled and locally sourced wherever possible.
- User well-being: plenty of daylight, healthy indoor climates, green spaces, and ergonomic design — all key to WELL certification.
WDP is also integrating WELL Building Standard principles into new projects, focusing on:
- Superior air and water quality
- Maximized natural daylight
- Comfortable indoor environments
- Spaces that encourage movement and social interaction
These features help tenants meet both ESG and HR goals, creating environments where people and businesses thrive.
Real-world examples: Certified excellence in action
WDP’s commitment to sustainability and well-being isn’t just theory — it’s proven in projects across the portfolio. Here are some highlights:
Konings-Zuivel Distribution Centre: BREEAM ‘Very Good’ and Fit for the Future
Our Konings-Zuivel distribution centre in the Netherlands achieved BREEAM ‘Very Good’ certification, featuring energy-efficient infrastructure, smart water management, and a future-proof design that supports our client’s growth and sustainability ambitions.
Barry Callebaut Warehouse: BREEAM ‘Outstanding’ Interim Certification
The Barry Callebaut warehouse is a showcase of sustainability excellence, earning a rare BREEAM ‘Outstanding’ interim certification. This project demonstrates what’s possible when innovation, collaboration, and high standards come together in modern logistics real estate.
DHL Distribution Centre, Amsterdam: BREEAM ‘Excellent’ Certificate
Our DHL distribution centre in Amsterdam (The Netherlands) received the BREEAM ‘Excellent’ certificate, underlining WDP’s ability to deliver top-tier sustainable assets in key logistics hubs. The project includes advanced insulation, solar panels, and energy-saving systems.
Going Beyond: EDGE Advanced and WELL
In Romania, WDP is leading the way with EDGE Advanced certifications — such as at WDP Park Timisoara — delivering measurable energy and water savings for tenants and supporting local climate goals.
Why it matters — for everyone
- For tenants: Lower costs, better ESG reporting, and a future-proof, people-friendly logistics base.
- For investors: Higher asset value and compliance with EU sustainability standards.
- For communities: Healthier environments and real contributions to climate goals.
