A redevelopment with vision: From start to now

The story of Prinsenhil didn’t start with a blank slate. There was still an operational company building on this site, which meant the redevelopment had to be carried out in phases. In March 2023, the first pile was driven – a festive moment, marking the launch of an ambitious project that raises the bar for logistics real estate.

Phase 1 involved the construction of three business spaces with offices, while part of the old building remained in use. Fire safety was immediately addressed by building a new pump room and sprinkler system. Only once these were operational did the circular demolition of the old building begin. The existing company then moved to the new premises, allowing phase 2 to commence: the realisation of two more business spaces with offices. Full completion in 2025.

This phased construction process required smart logistics, close collaboration between all partners, and constant attention to safety and sustainability. Every detail has been carefully considered – from the foundations to the roof.

The strategy: Blended warehouses as an answer to boxification

Logistics real estate is often known for its collection of grey boxes. Prinsenhil proves it can be different. Together with Convex Architecten and STIJLGROEP, WDP chose a fresh, human approach. No soulless boxes, but blended warehouses that integrate seamlessly into their surroundings.

The architecture of Prinsenhil is anything but standard. Peter Couwenbergh of Convex Architecten shares his vision in the video: We opted for a lowered front and rounded corners. This makes the building friendlier and less imposing. The earth tones, green façades and roofs allow the complex to blend into the landscape. The abundance of daylight inside creates a pleasant working environment, which is unique in logistics.”

The outdoor space is just as special. Annelore De Cokere of STIJLGROEP emphasises in the video how the design reconnects with nature: We’re planting a hundred native trees and thousands of shrubs. There are swales and permeable paths to prevent drought. Birds, bats and insects get natural shelters. This creates a park where biodiversity and job satisfaction go hand in hand.”
