As the Property Manager, you will report directly to the Country Manager and will be tasked with various responsibilities related to property management. Your role will involve overseeing the day-to-day operations of the property, ensuring compliance with relevant laws and regulations, and maintaining effective communication with tenants and stakeholders.
Here’s what you’ll be up to
As Property Manager, you will report directly to the Country Manager of The Netherlands and be responsible for the following tasks:
- Technical management of a portfolio of various buildings, located in The Netherlands. You are the contact person for tenants, contractors and official bodies for this;
- Arranging interventions as soon as any technical issues occur. You decide whether to call in any subcontractors, and take care of the full follow-up process;
- Technical management and long-term prevention;
- Management and coordination of service contracts and legal requirements regarding inspections, fire safety, etc.;
- Drawing up annual plans and budgets for maintenance and repair work, you report on this both internally and to tenants;
- Organise tenders in collaboration with your fellow property managers in order to agree framework service contracts in line with the market. You evaluate existing procedures within this team (e.g. reports, damage files, etc.) at regular intervals, update them if necessary, and report to tenants;
- Acting as a project manager on renovation projects: you are responsible on behalf of the organisation for requesting quotes to choose subcontractors, supervising the works, safety on site… up to and including delivery;
- Responsible for monitoring, repair and maintenance interventions for photovoltaic installations;
- Supporting the sales team, including by identifying business opportunities, through regular contacts with tenants; With regard to sustainability, you proactively refer to the sustainability engineer;
- Introduce and implement proposals for the further professionalization of the property management process;
- Administrative management: update As-Built dossiers, inspection certificates, correspondence, request quotes, follow up orders, approve invoices, etc.
Here’s your profile
- You preferably have a master’s degree in industrial engineering or a bachelor’s degree in architecture;
- You have at least three to five years of relevant experience in a similar position;
- You speak perfect Dutch and have a good active command of English;
- You are able to work under pressure and you have excellent organisational skills;
- You also have excellent and assertive communication skills. Customer focus is an absolute must;
- You are a dynamic, enterprising person with a strong sense of professionalism and a direct, no-nonsense approach;
- You have a healthy team spirit but can also take decisions independently;
- You are very familiar with Office software. Experience with SAP Property Management or similar applications is an advantage.
