Your mission

As a Property Manager, you report to the Head of Property Management Netherlands.

Your responsibilities will include:

  • Technical management of a portfolio of various buildings located in the Netherlands. In this role, you are the main point of contact for tenants, contractors, and official authorities. 
  • Organizing interventions whenever a technical issue arises. You decide whether to engage contractors and ensure full follow-up. 
  • Managing technical maintenance and prevention over the long term. 
  • Managing and coordinating maintenance contracts and ensuring compliance with legal obligations regarding inspections, fire safety, etc. 
  • Preparing annual maintenance and repair plans and budgets; you report on these both internally and to tenants. 
  • Organizing regular tenders, together with your fellow Property Managers, to conclude market-based framework agreements for maintenance. You also periodically evaluate existing procedures within the team (e.g. notifications, damage claims), adjust them where necessary, and report on this to tenants. 
  • Acting as project manager for refurbishments and small renovation projects: you are responsible from the organization of price requests, selection of subcontractors, and supervision of the works, to site safety and final delivery. 
  • Co-responsible for the monitoring and follow-up of repair and maintenance activities related to solar panel installations. 
  • Through your regular contacts with tenants, you support the sales team by identifying business opportunities and proactively introducing ideas or new initiatives related to sustainability, which you discuss with colleagues and management. 
  • Introducing and implementing proposals for the further professionalization of the property (facility) management department. 
  • Keeping up to date with recent laws and regulations. 
  • Administrative management: updating as-built files, inspection certificates, correspondence, requesting quotes, following up on orders, approving invoices, etc.

Here’s your profile

  • You hold a Bachelor’s HBO or MBO degree in construction or a technical field, complemented by solid technical knowledge, and you can demonstrate at least 5 years of relevant experience in a similar role.
  • You are fluent in Dutch and have a strong working knowledge of English.
  • You are stress-resistant and strong in both organization and communication. You have a healthy team spirit but are also able to make decisions independently. In addition, you communicate confidently and assertively. Customer focus is a must.
  • You are highly proficient in the MS Office suite; experience with Planon, SAP, or similar applications is a plus.
  • Knowledge and experience with condition assessments in accordance with NEN 2767 is a plus.
