WDP builds future-proof warehouse for Lonza in Bornem

Smart logistics at the intersection of sustainability and growth 

First, let’s rewind for a moment. In 2022, WDP acquired the promising Bornem site from Qualiphar through a contribution in exchange for WDP shares. It was our goal to establish a forward-looking logistics development. 

For that, we collaborated closely with Capsugel, a manufacturer of empty hard gelatin capsules for the pharmaceutical and healthcare industries and part of Lonza. Together, we developed a state-of-the-art warehouse of approximately 18,000 m², including office space. The result: optimally efficient logistics flows and a reliable supply chain. 

Logistics with the future in mind

The facility streamlines all logistics processes in a logical way: 

  • The short distance between production, storage, and offices minimises transport movements. 
  • This optimises the order workflow. 
  • The outcome is a cost-efficient and sustainable logistics environment. 

The design has been tailored to Lonza’s current operations and future growth plans, with particular attention to scalability and sustainability. 

Sustainable logistics in practice

WDP is proud of this development, especially as it aligns perfectly with our ESG strategy. Integrating energy-efficient solutions for maximum reliability and minimal environmental impact has become our hallmark. 

Lonza’s production is powered by solar panels on the roof. The Beauvent wind turbine further reinforces this energy supply, ensuring stable and sustainable energy for Lonza’s operations, guaranteeing the company’s long-term energy security. 

Strong partners, solid collaboration

This outstanding project was made possible through close collaboration with numerous stakeholders and partners: 

  • Architeam was responsible for the architectural design and on-site execution. 
  • Verelst, together with subcontractors including De Cnodder and Necap, handled structural work, exterior construction, and finishing. Alitech, Altebra, and DKE NV carried out technical installations. 
  • Our project manager, Steven Desmyter (Delta Sierra), oversaw the development. 
  • The municipality of Bornem supported the permit application process. 
  • Lonza relied on WDP’s expertise for its further logistics expansion. 
  • Jung Logistique, Lonza’s logistics partner, manages the warehouse’s daily operations. 
  • JLL acted as a valued advisor to WDP. 

Fully operational and ready for growth

Today, Lonza has a fully operational distribution centre that strategically supports its future growth. From now on, the company runs its operations from a future-proof, efficient, and sustainable warehouse.
