WDP helps WSP get a brand new warehouse: a wonderful sheltered workplace for over 150 people
On 16 July, the key to a brand-new green warehouse complete with a sheltered workshop was handed over to WSP Parkstad. From this point onwards, they’re able to welcome 150 to 200 people distant from the labour market. We made sure that the property has everything it needs to make a worthy home for this target group.
Parkstad Limburg: activity at the tri-border point
The new warehouse is located near the border triangle of the Netherlands, Belgium and Germany: Parkstad Limburg. This high-performance logistics hub is home to several companies operating in the distribution and logistics sector. Hardly surprising, given the site’s excellent accessibility. If you are a body committed to sheltered employment in the Parkstad region, this is the bustling place in which you’d want to establish your warehouse. This is why Werkvoorzieningschap Oostelijk Zuid-Limburg asked WDP — in collaboration with Wyckerveste — to build a brand-new warehouse here for WSP Parkstad.

WSP Parkstad is committed to an inclusive labour market by helping people to find a sustainable workplace based on the Sheltered Employment or Participation Act. And in doing so, it also helps employers in the region to find solutions to their human resources issues. WSP’s new premises were to provide a nice home base for the 150 to 200 people distant from the labour market who will work there. A beautiful project, with an even more beautiful destination.
Feel-good warehouse
WSP Parkstad will move into the first unit of our newly-built project at Wenckebachstraat in Kerkrade, which has a floor area of 5,597 m² with a mezzanine of 705 m². Thanks to its unique design, we gave this unit a high feel-good factor. That starts with the glass facade, which lets in plenty of natural light. We managed to visually lower the warehouse using lowered lighting lines and future acoustic panels. And rather than opting for a standard hall, we divided the hall into smaller areas to create a friendlier working environment.
Furthermore, all office spaces have been placed on the ground floor to maintain contact with warehouse workers. Everyone is accessible to everyone. And as you make your way to the offices, you encounter a touch of nature at the office entrance in the form of vertical gardens with plenty of light. When it’s break time, employees can have their lunch in the canteen featuring a large kitchen. Also located on the ground floor. At the end of the working day, everyone who came to work on a bike grabs their steel steed from the large bike shed. In autumn, the planting beds will be filled with native plantings, beech hedges and ornamental grasses. This means this vibrant building will gain a green frame.
Technical and sustainable tour de force
WDP creates Warehouses with Brains. This new property is also super-intelligent,
meaning the temperature can be closely regulated. Heating is via underfloor heating and air-source heat pumps. This means that the heat supply of this building is cleverly arranged: the building is fully electrified and gas-free. You will find solar panels on the roof and charging stations for electric cars in the car park. That car park has a lot of rainwater infiltration, for climate adaptation purposes. Furthermore, the office has energy label A+++ and the property is BREEAM-NL “In-Use” *** certified.
From A to B and C
For WDP, it is great to work with Wyckerveste on this assignment for a socially relevant party. We hope the people who will work here through WSP will feel welcome and enjoy working there. After the successful completion of the first unit, we will complete the remaining two units during this year, in which other tenants will take up residence.
