Build-to-suit

At WDP, we pride ourselves on creating logistics solutions that go beyond the ordinary. With our Warehouses with Brains” concept, we’ve established ourselves as a trusted partner for industries requiring innovative, sustainable, and highly customized logistics infrastructure. One of our recent projects — a build-to-suit warehouse for a leading pharmaceutical company in Zwolle — showcases our deep expertise in the pharmaceutical sector, our commitment to client collaboration, and our ability to deliver solutions that meet even the most stringent requirements.

Understanding the unique needs of the pharmaceutical industry

The pharmaceutical industry demands precision, compliance, and adaptability in its logistics infrastructure. From strict HACCP requirements to maintaining controlled environments for temperature-sensitive products, every detail matters. Additionally, the growing focus on sustainability and automation in the industry requires warehouses to be not just functional but future-proof.

Recognizing these needs, WDP has positioned itself as a leader in delivering state-of-the-art, customized logistics solutions for pharmaceutical companies. Our approach combines sustainable design, advanced technology, and close collaboration with clients to ensure every project aligns with their operational goals and regulatory requirements.

A partnership built on trust and innovation

Our collaboration with this pharmaceutical company is a testament to the power of partnership. In the year they celebrated a significant milestone in their operations, the company announced plans to expand with a new production line for liquid medical nutrition and a packaging line. To support this growth, they required a warehouse that could meet the highest standards of quality, safety, and efficiency.

WDP stepped in as a trusted partner to deliver a build-to-suit warehouse tailored to their specific needs. The journey began with an official request in September 2021, and after months of planning and collaboration, construction commenced in June 2023. The project was on track and completed in May 2024, demonstrating our ability to deliver complex projects within tight timelines.

Key features of the warehouse

This warehouse is a shining example of WDP’s commitment to excellence. Spanning 15,145 m² of warehouse space, 699 m² of office space, and 1,986 m² of mezzanine, the facility is designed to support the company’s production and storage needs. Key features include:

  • Sustainable design: The warehouse is BREEAM-certified, gasless, and fully electrified. It boasts an A+++ energy label for the office space and includes charging stations for e‑trucks, reflecting WDP’s commitment to sustainability.
  • Advanced conditioning: The facility maintains strict control over temperature and humidity to ensure the safe storage of pharmaceutical products.
  • Automation-ready: Midway through the project, the company decided to fully automate the storage system — a decision that required significant design adjustments. Thanks to our flexible approach and strong partnerships with the architect, main contractor, and installer, we implemented these changes without delaying the project timeline.
  • Expansion potential: With a 7,139 m² plot reserved for future expansion, the warehouse is designed to grow with the company’s needs.

Collaboration: The heart of our success

At WDP, we believe that successful projects are built on strong relationships. Our partnership with this client was marked by open communication, mutual respect, and a shared commitment to excellence.

From the outset, our team worked closely with the client to understand their requirements and translate them into a practical, efficient design. When they decided to automate the storage system after construction had already begun, our partners’ adaptability and problem-solving skills ensured a seamless transition.

For us, it’s a highlight to start building after all the paperwork is done. Once we drive the first pile, it’s time to celebrate. This project was no exception, and we’re looking forward to another celebration at the handover.
