Action and WDP: a long-term partnership overarching Europe

For a fast-growing retailer such as Action, logistics infrastructure is a critical enabler of expansion. As the company entered new markets and expanded its European footprint, it needed more than warehouse space alone. It needed a reliable logistics real estate partner capable of supporting its operational needs, sustainability ambitions and long-term growth strategy across borders. WDP has played that role from the start.

An expanding European presence

After a successful first collaboration in the Netherlands, Action chose to build further on this proven partnership when expanding into France in 2017. In 2025, as the retailer continued its European growth journey with a new step into Romania, WDP was once again selected to support this next phase. This repeated collaboration across three countries is a clear reflection of trust, consistency and a shared long-term vision.

The Netherlands: where the collaboration began:

Echt – The Netherlands

WDP and Action’s collaboration began in 2014, when Action initiated the development of a distribution center in Echt, The Netherlands, and built a Big Box, XXL distribution centre of more than 72,200 m², with a generous office spread over 2,800 m², and a 13,000 m² mezzanine space which WDP acquired through a pre-development sale&lease back. The new building was equipped with two custom-developed ADR compartments, including a foam fire extinguishing system, to ensure fire safety for storing flammable products. In order to support the easy and safe transportation of goods within the warehouse, the building has a VERY FLAT floor.

Last, but not least, the exterior was fully designed in accordance with the characteristic, recognisable Action branding. From this modern, efficient distribution center in Echt, Action delivers products to more than 350 stores.

As both companies are committed towards sustainability and the reduction of their impact on the environment, in 2023 they started a pilot project in the distribution center for the use of fully electric trucks (Volvo FM-Electric) in Action’s supply of the surrounding stores, thus to gain experience and learn about the impact on logistics and practical use.

France: repeating a successful formula

Labastide Saint-Pierre, France

Confirming the strength of the partnership between the two companies, in 2017, through another sale-and-rent-back transaction, WDP acquired a newly built warehouse of approx. 44,000 m² for Action. The warehouse, located in the ZAC Grand Sud Logistique industrial zone in Labastide Saint-Pierre, near Toulouse, was Action’s fifth distribution centre in Europe, and it supplies the discounter’s shops in southern France. The investment budget for this transaction was approximately 27 million euros.

This modern, intelligently organized warehouse has 7 cells, 3 offices, covering 2,687 m², and a large mezzanine of 6,788 m². As the company’s business activity requires seamless logistics, for smooth loading and unloading of trucks, it has 48 docks, and a large parking, with spaces for 300 cars and 27 trucks. For efficient waste management, it is equipped with a compactor and a waste bin lift.

This impressive warehouse is BREAAM In Use Very Good certified, and are plans to implement EV-chargers, photovoltaic panels, and solar parking canopies.

Romania: extending the partnership into a new market

Ștefănești, Bucharest, Romania

When Action decided to continue its expansion to South-Eastern Europe, they chose WDP, their long-term, reliable partner. Reaffirming the strength of the partnership once again, in August 2025 Action has signed the agreement with WDP to develop their new, large-scale distribution center in WDP Park Bucharest – Ștefănești, the largest park in WDP’s portfolio globally.

The new distribution center will comprise approximately 54,000 m² of modern warehouse space, located on a 15-hectare site, with potential for further expansion of 20,000 m². The project will aim for BREEAM Outstanding certification, including photovoltaic panels on the roof and advanced energy-efficient systems. The tenant will have the possibility of installing EV-chargers on the site, depending on their needs. The delivery is estimated for the end of 2026.

WDP Park Bucharest — Ștefănești is a premium location, strategically positioned for local and regional distribution. It is in close proximity to the A0 ring road and in the vicinity of the A3 motorway, offering excellent connectivity to Bucharest and to key local markets. The Henri Coandă International Airport is at a 20 minute drive distance, and the center of Bucharest is just 30 minutes away, thus making the travel of the employees and business travels easy and comfortable.

With an investment budget of approximately €40 million, the new building will be leased to Action under a long-term, triple-net lease agreement for a minimum of 15 years.
