A decade of complex deals and one office that never moved: Mark Wilderom’s ten years at WDP
Mark Wilderom, Business Development Manager, is celebrating his 10-year anniversary at WDP. The perfect moment to look back on his early years, but also to look ahead. A decade of complex (re)development projects has made one thing clear to Mark: great projects are built on expertise, collaboration and people who commit to getting things done.
When I joined WDP 10 years ago
I joined WDP in October 2016. The team was still nice and compact back then, and we worked in a smaller office on the ground floor. I sat there together with Marietta, Maud, Marion, Astrid, Jacco, Michel, Martijn, Willy and Rien, a group of people you quickly fall into step with, get to know well, and really build on together. Half a year later we moved up to the first floor. And funnily enough, that office is still our spot today. Looking back, it feels like a kind of time capsule of where we came from, and at the same time, proof of how WDP can grow without losing its foundation.
What WDP means for me today
Today, one thing is very clear to me: a good atmosphere in the workplace is essential. And that’s not just within WDP, it’s true for collaboration beyond it too. We’ll have to do this together. For me, that means: engaging in dialogue, helping each other move forward, and making good use of each other’s expertise. I like bringing in my own knowledge around real estate development, but I lean just as gladly on my colleagues’ knowledge within WDP. We have a strong team with great people, and that’s what makes the difference, especially in complex projects.

How I see WDP in the future
Looking ahead, I mostly hope I get to keep developing beautiful projects for WDP, and keep contributing to WDP’s growth.
In the coming period, my focus is on a number of concrete challenges and milestones:
- Acquiring new locations
- Finding a tenant, or tenants, for Hazeldonk
- Further developing the remaining land at the IABC site and the A‑27 location in Breda
- Realising a truck loading plaza this year.
New projects and new puzzles, but always with the same starting point: building solutions together that actually work. For clients, for colleagues, and for WDP’s next chapters.
The project I’ll never forget
As business developer at WDP, I’ve had the chance to develop plenty of beautiful projects, and honestly, every single one has its own dynamic. Different people, different requirements, different deadlines, and often different surprises too. A few developments I’m especially proud of:
- Wehkamp in Zwolle (phase II and III extensions): projects where everything came together: scale, timing and precision.
- Redevelopment of the entire IABC site: including Lidl, Nassau and Helmer. A project that required a clear overview, perseverance and continuous coordination.
- Development of the Health Campus in Heerlen: a project with its own unique character and complexity.
- Albert Heijn in Barendrecht and Zwolle: projects that made me think: this is logistics real estate at its very best.
- Development of a new-build facility for Kivits in Ridderkerk: an impressive building featuring extensive cold-storage facilities.
Altogether, I’ve had the opportunity to develop more than 450,000 m² of gross floor area warehouse space for WDP. That number says something, but it doesn’t tell the whole story.
Because behind those square metres, it’s mostly people’s work. Clients with very specific requirements. Last-minute decisions to still integrate automation into the warehouse. And that’s when it really starts: extra adjustments to the floor and foundations, reinforcing the roof structure, and of course, the fire-safety questions that come with it. It’s exactly those challenges that make it engaging. Every project asks, again, for sharpness, collaboration and solutions that hold up, on paper and on the construction site.
