Strategically located close to the airport’s air platform, this development is tailored to support KWE’s air freight operations with unparalleled efficiency, sustainability, and security.

Schiphol Airport, one of Europe’s busiest air cargo hubs, is the ultimate location for logistics operations. Its proximity to key European markets and world-class infrastructure makes it a prime choice for companies like KWE, which specialize in air freight, ocean freight, customs brokerage, surface logistics, and distribution services. With terminal and office locations in every major European city, KWE is a global leader in freight forwarding, ranking among the top ten international freight forwarders worldwide. A tailored solution for KWE’s unique needs

When KWE sought to relocate its Dutch air freight operations, they envisioned a facility that would not only meet their operational requirements but also set a new standard for sustainability and efficiency. WDP stepped in to bring this vision to life, leveraging our expertise in developing logistics facilities close to airports.

Key features of the facility

  1. Extra-Large wooden spans: The warehouse is designed with extra-large wooden spans, which not only provide structural integrity but also contribute to sustainability by storing CO2. This innovative use of materials underscores our commitment to reducing the environmental impact of construction.
  2. ULD System Installation: The facility is equipped with a Unit Load Device (ULD) system to optimize cargo handling and transportation. ULD systems are critical in air cargo logistics, as they involve the setup and integration of standardized containers or pallets used to load cargo, luggage, and mail onto aircraft. These systems ensure safe, efficient, and standardized handling during air transport while maximizing space utilization. The infrastructure and specialized equipment for managing and storing ULDs effectively make this installation a significant asset for KWE’s operations, enabling seamless movement of goods from origin to destination.
  3. XCarb™ steel construction: The use of XCarb™ steel further enhances the sustainability of the project. This material is specifically designed to reduce CO2 emissions during production, aligning with our goal of minimizing the carbon footprint of our developments.
  4. Solar-Powered roof: The roof of the warehouse is entirely covered with solar panels, making the facility largely energy self-sufficient. This aligns with WDP’s broader sustainability strategy and ensures long-term energy efficiency for KWE.
  5. BREEAM® Excellent certification: The building holds a BREEAM® Excellent certification, a globally recognized standard for sustainable building practices. This certification reflects our commitment to creating facilities that are not only functional but also environmentally responsible.
  6. Welcoming outdoor landscape: To complement the state-of-the-art interior, the facility features a beautifully designed outdoor landscape inspired by KWE’s Japanese heritage. The green, lush surroundings includes typical Japanese greenery, trees, and design elements that harmonize with the company’s culture. This outdoor space serves as a welcoming area for visitors and a relaxing environment for employees, fostering a balance between productivity and well-being. A thoughtfully designed outdoor environment also enhances the company’s image, leaving a positive impression on visitors, employees, and potential talent.

A timeline of collaboration and excellence

The journey to bring this facility to life began in June 2022, when WDP initiated discussions with KWE and Schiphol Real Estate. From the outset, the project was a collaborative effort, with all parties working together to address KWE’s specific requirements while adhering to stringent sustainability standards.

  • March 2023: Demolition of the existing property began, marking the first step in transforming the site into a cutting-edge logistics hub.
  • May 2024: Groundworks and substructure construction commenced, laying the foundation for the new facility.
  • July 2024: Assembly of the steel structure began, showcasing the use of XCarb™ steel for a reduced carbon footprint.
  • December 2024: Delivery of the base building, with the final installation of the ULD system and other specialized features in early 2025.

This meticulous planning and execution highlight WDP’s ability to deliver complex projects on time and to the highest standards.

Sustainability at the core

Thanks to the dedication of all parties involved, we succeeded in bringing about this anything-but-standard logistic facility. KWE had a few specific requirements, and we managed to include many of these in the planning of the original project. This was only possible thanks to the collaboration and effort within the project team.
